Step 1 of 3: Equipment
Rain falls past the eave and gutter of a brick house with two windows, seen from below against an overcast sky with green wind-blown tree branches behind the roofline.

A contractor quoting a mini-split install in Buchanan County is not working around a punishing weather record. 60 severe weather events were recorded in Buchanan County, Virginia between 2015 and 2024. At that rate, severe weather is an occasional event rather than a standing condition, which means the sizing questions a contractor has to answer here come from the structure of the house itself: its square footage, insulation, window placement, and how the rooms connect. Those are the variables that drive which unit gets specified and where the head units land.

A gray metal electrical panel box mounted on a stone foundation wall in a basement, with a conduit running up to wooden ceiling joists and a wooden-handled rake leaning against the wall at right.

Wiring run for an older generation of HVAC equipment often falls short of what a mini-split requires at the circuit level, and in Buchanan County that gap shows up on the assessment before it shows up on the invoice. Half the homes in Buchanan County, Virginia were built in 1979 or earlier (2020-2024 ACS 5-year). A contractor sizing a mini-split here checks whether the existing electrical service supports the new load, because a panel that was adequate for what the house originally ran is frequently not adequate for what a homeowner is putting in now. That check determines the scope of the job.

What a Mini-split Involves at Each Part of the System

Isometric illustration of a cutaway single-story house with a dark shingled roof, showing three wall-mounted indoor air conditioning units in two rooms connected by lines to an outdoor condenser unit on a pad outside.

The indoor air handler mounts high on a wall inside the room being conditioned, and it is the piece a homeowner sees every day. The outdoor unit sits on the ground or a bracket outside the house and holds the compressor and condenser coil. Each indoor unit serves one zone.

A refrigerant line set runs through a small opening in the wall, connecting the indoor and outdoor units and carrying refrigerant between them. A condensate drain line also exits the indoor unit, moving moisture out of the space. Where a system serves more than one room, additional air handlers each tie back to that same outdoor unit.

The drawing shows a typical layout, and a licensed contractor determines exactly how each component applies to your home.
